The image says they haven't had any rental requests which I imagine means that it's possible to rent it out. I don't know how they would feel about somebody renting it and then uploading it to the internet.
I think A.J Rose is not the real name of the director, just a generic name like Alan Smithee. Who would want a movie of this name in their resume?
We did find a couple obituaries for an AJ Rose, but none mention his illustrious film career, but that would be expected. Imagine reading the obituary on your great dead uncle and it's like "he also made a film called Penis."

Funny, I just went on Reddit nonchalantly; (just a couple of seconds ago), and the very first post on the “trending” list was someone who says the film was just found now in its entirety.
